Unisys – Rancho Bernardo #1 & #2

Rancho Bernardo, CA

About:

A.O. Reed designed and were the general and mechanical contractor for this co-generation plant for Energy Factors, Inc. for use by Unisys. Three engines power the 2.4-megawatt system, housed in a one-story, 2,575 SF metal frame and stucco building attached to the manufacturing plant. Part of the energy savings resulted in replacing centrifugal chillers with a 950-ton absorption chiller in the basement of the existing facility. We saw-cut the exterior wall below grade and excavated a hole large enough to lower the 30′x12′ chiller and a re-heat boiler into the basement, using a 140-ton crane.

About:

Renovation of existing 4-story office building with parking garage.  Entire building was impacted except for a portion of 2nd floor occupied by another.  (we had to work around this existing tenant during construction.  Temporary HVAC systems were installed to provide air to this tenant.  We also needed to maintain this tenant’s existing dual-duct system).  Existing parking garage area was not modified.  Total gross area:  36,551 SF.  Total T.I. Area:  27,030 SF.  We demolished majority of existing duct systems.  Installed new duct throughout bldg. (not the occupied area).  New system was a single-duct VAV arrangement with hot water reheat coils.  Existing system retained existing pneumatic controls while remainder of bldg was installed with DDC controls.  Installed two air handlers, total 52,000 CFM and largest one with 40,000 CFM, one 130-ton chiller, one boiler (90 gpm, 1,083,000 btuh), one pump, one 1.5-ton computer room fan coil unit, 76 VAV terminal boxes, DDC controls, duct cleaning of existing systems, insulation & air and water balance by NEBB-certified A.O. Reed personnel.  Existing 375 gpm cooling tower, one 25 gpm reheat coil.  4,371 LF of pipe, largest 4″; 21,867 lbs. of ductwork with largest duct 52×50.    We installed hot water heating piping mains and branch piping from existing penthouse rooftop central plant.  New piping is for new VAV boxes with reheat coils.
