This LEED Certified project involved the renovation of the UCLA CHS South Tower, a 443,387 Sq. Ft., building. It consisted of renovations / tenant improvements to floors 2-10 within the existing shell and core of the former hospital building. The floors beneath were occupied and remained operational during construction. Phased construction schedule allowed the basement and first floors to be upgrade and renovated first; meaning occupants were able to return to these floors while the floors above were under construction. The renovations accommodated the new state-of-the-art research wet laboratories and associated spaces. A.O. Reed & Co. provided the plumbing and mechanical scopes of work, including: 51 air handlers and associated piping and ductwork, laboratory air valve systems for ventilation, active beams to heat and cool office spaces, active beams and process cooling water for labs, and piping for lab gases. Each lab area had overhead service panels with Lab Air, Lab Vacuum, and natural gas. Plan & Spec.

The new state of the art ballpark is reminiscent of the traditional ballpark style but seats 46,0000 people, and has 47 separate food service kitchens in addition to 69 private suites.
The ballpark is cooled from a central cooling plant through an on-site heat exchanger and is heated with two hot water boilers, four pumps, 37 air handlers and 147 fan coil units. Also installed are 292 exhaust and supply fans, 44 electric water heaters, two major gas water heaters, 57 large & small restrooms and 20 sump pump systems.
A.O. Reed also installed two spas and one therapy pool, 124 residential appliances and 29 pieces of laundry equipment.

The Camp Pendleton Naval Hospital replacement project is one of the largest Recovery Act projects within the Department of Defense and plays a critical role for the support and care of the local military families in the Camp Pendleton area.
This hospital is 500,000 sq. ft., 4 stories high + mechanical penthouses. As a full service hospital it includes inpatient, outpatient, surgical suites, emergency rooms, labor/delivery, dentistry, othamology, medical offices, kitchen/ cafeteria, and a central plant. Included with the hospital is a 1,500 space, multi-level parting structure, surface parking, side development and associated supporting facilities.
A.O. Reed’s contribution included HVAC & Plumbing to this project.

The Verenium was a Design Assist project built to accommodate the enzyme discovery research and development labs, molecular diversity, product technical support and quality control.
This new facility consisted of 42,000 s.f. of 2 levels of office space, 1 level of lab facilities and a basement.
A.O. Reed’s scope of work included HVAC, Plumbing and process systems. We also added capacity to the existing central plant, provided steam boilers, FCU’s, Phoenix Controls, DDC System, vacuum, compressed air, deionized water, as well as clean in place and culinary steam.

This two story above grade forensic laboratory plus basement with autopsy & necropsy facilities has a total of 90,710 sq. ft. The basement has disposal capabilities to handle necropsy waste, decontamination equipment together with plumbing waste from the BSL-3.
The structure also contains a bereavement center, classrooms and electronic touchscreens at exam stations.
Three rooftop air handlers and manufactured exhaust plenum were installed for lab exhaust. Related Central Plant construction was also performed concurrently with this construction project.
The Medical Examiners Office & Lab achieved LEED Gold.

This project was a 16 story building with 4 below ground levels for parking. This Leed Gold project is the new home to Sempra Headquarters.
A.O. Reed & Co. installed all of the plumbing systems to include 16 floors of office space, a full size kitchen on the 1st floor and a full size kitchen on the 16th floor serving the executive offices. Other amenities installed include a fire places, car wash station, gym, hydration stations and a bio filter system using the rain water to water the Landscaping.

Correctional Institutions
The Lompoc Federal Correctional Complex is made up of several facilities, including the Medium Security U.S. penitentiary (houses 2,164 inmates) and the minimum security camp (houses 503 inmates). A.O. Reed was responsible for the replacement of steam piping with HHW piping, new steam/condensate piping and sheet metal security covers on all exposed pipe installed in occupied areas. Our scope of work also included: 6 exhaust fans, 210 convectors, 19 unit heaters, 5 steam boilers, 8 condensing boilers, 1 steam to water heat exchanger, and 1 storage tank with tube bundle. This project utilized a state of the art modular boiler room.
AO Reed coordinated closely with the Bureau of Prisons to ensure preventive measures were taken to ensure staff and inmates remained safe during the lifting operation and construction.

Educational Facilities
This Design Build project for the University of California, Irvine is certified LEED Platinum.
The new 100,000 sq. ft structure, is 4-stories high and includes a basement. Cast in place concrete was used to construct the research laboratory building with a steel frame mechanical penthouse. The facility includes a vivarium, environmental rooms, high technology library and lecture hall.
A.O. Reed provided all the HVAC and plumbing construction services including site chilled water, high temperature supply and return piping, site gas and air piping, motor, variable speed drives, all insulation for piping, equipment and ductwork. In addition, Reed installed HVAC ductwork, fume hood ductwork, laboratory gas distribution, laboratory plumbing, acid waste systems, sanitary waste & vents, domestic and industrial water, hydronic piping, hydronic specialties, steam and condensate piping, water treatment, reheat coils, heat exchangers, air handling units, exhaust fans and fume hood exhaust fans.

This four-story, 146,000 Sq. Ft. stem cell research facility contains research areas, administrative areas, a 16,000 Sq. Ft. vivarium and an enclosed area for observing plant and animal life.
The consortium was a joint effort of the University of California, San Diego, the Sanford-Burnham Medical Research Institute, The Salk Institute for Biological Studies and the Scripps Research Institute.
A.O. Reed’s contribution included the installation of 166 chilled beams, 406 Phoenix valves, a 1000 ton central plant and all laboratory process piping.
This $115 million dollar project was a Design-Assist. REVIT modeling was required and the project has LEED Gold certification.
