UCSD North Campus Housing Phase II

A.O. Reed was awarded the UCSD North Campus project with the partnership of Clark Construction. The UCSD North Campus Housing Phase II project included the construction of 7 buildings. The idea was to create a central hub for students, provide housing opportunities, and offer other amenities on campus. As a design-build partner, A.O. Reed provided the mechanical and plumbing scopes on the project.

 

The project was set to achieve LEED Silver certification. A.O. Reed worked with the project team to suggest, analyze, and install efficient systems to achieve this rating. The 35-acre site included 5 buildings for housing, 1 building for common areas, and 1 building as an auditorium.

 

A.O. Reed used our piping and sheet metal team to install the mechanical systems on the project. In the housing buildings, baseboard hydronic radiant heaters are located in each bedroom, restroom, and living room. In the common areas, chilled water fan coils were installed. As for the laundry areas, we provided exhaust ductwork and makeup air louvers. All chilled and heating hot water was tied to the existing campus loop. We included heat exchangers and pumps on the first floor of every building. Throughout the project, certain systems were required to be installed due to different requirements for each building and room. A.O. Reed ensured we delivered and exceeded the client’s expectations when installing the specialized systems.

 

As for the plumbing, A.O. Reed worked with the engineers and designers to install an efficient plumbing system. A.O. Reed was in charge of routing and installing the cold and hot water supply and distribution system. The installed booster pumps and heat exchangers are located on the bottom floor of every building. A.O. Reed coordinated and installed the sanitary sewer and vent system, storm drainage system, natural gas system, and condensate system.

 

By having a sheet metal and plumbing/pipe fitting shop, A.O. Reed was able to save time and cost for the client. Also, fabricating materials off-site reduced the manpower on the project while providing a high-quality installation from our fabrication shop.  Our team met and exceeded the construction schedule with this asset. The project was completed in Spring 2011.
