UCSD North Torrey Pines Living and Learning Neighborhood

The University of California, San Diego North Torrey Pines Living & Learning Neighborhood hosted 1.6 million square-feet of project space to expand the university’s campus. On the east side of campus, this design build project consisted of six buildings, a 563,943 square-foot parking garage, and outdoor spaces. The project built one academic building, 3 housing buildings, one dining hall, and one auditorium. A.O. Reed was awarded the plumbing and mechanical scopes of the project.

A.O. Reed used our piping and sheet metal team to install the mechanical systems on the project. In the residential buildings, baseboard hydronic radiant heaters are located at each bedroom, restroom, and living room. In the common areas, chilled water fan coils were installed. As for the laundry areas we provided exhaust ductwork and makeup air louvers. All chilled and heating hot water was tied to the existing campus loop. On the first floor of every building, we made sure to include heat exchangers and pumps. Throughout the project, certain systems were required to be installed due to different requirements for each building and room. A.O. Reed ensured that we delivered and exceeded the client’s expectations when installing the specialized systems.

As for the plumbing, A.O. Reed worked with the engineers and designers to install an efficient plumbing system. A.O. Reed was in charge of routing and installing the cold and hot water supply and distribution system. The installed booster pumps and heat exchangers are located on the bottom floor of every building. A.O. Reed coordinated and installed the sanitary sewer and vent system, storm drainage system, natural gas system, and condensate system. Some value analysis ideas A.O. Reed implemented was using low flow water fixtures as well as heat exchangers that used the campus hot water system.

By having a sheet metal and plumbing/pipe fitting shop, A.O. Reed was able to save time and cost for the client. By fabricating materials off site, A.O. Reed reduced the manpower on the project while providing a high-quality installation from our fabrication shop.  Our team was able to meet and exceed the construction schedule with this asset.
