Oceanside Beach Resort Hotel - The Seabird & Mission Pacific

Oceanside has invested a lot of time and money to redefine themselves amongst the beach community. It is estimated that Oceanside has undergone the largest beachfront development in San Diego over the past 20 years. Within that time, beautification and preservation has followed. Projects like the Mission Avenue Improvement project, the Wyndham Oceanside Pier Resort, restoration of the Fin Hotel, and new beach accommodations has made tourism rates rise. It was no surprise to the community that new construction of two beachfront resorts would be added to the development plans. These two resorts were awarded as a joint project to A.O. Reed & Co.

Mission Pacific and the Seabird Hotel gave A.O. Reed the plumbing and HVAC scopes of this design assist project. Mission Pacific is a seven story, 133,000 square-foot hotel. The Seabird is a 197,000 square-foot six story hotel. The two hotels required pressure reducing stations that were built at the A.O. Reed fabrication shop. These stations were brought out as a unit and installed in place. The kitchen systems are composed of exhaust fans and make up air units that are tied together with the kitchen hood to supply air in and out of the kitchen. As for the plumbing, A.O. Reed provided the drains, floor sinks, gas, kitchen utilities, and connected all the plumbing underneath the sinks. This included the bars and common areas. There’s a grease waste system in each hotel. The grease waste is piped from the kitchen and bars down to the basement where the pipe has heat trace on it. As for the HVAC side, within the ballrooms, common areas, bars, and restaurants A.O. Reed installed linear diffusors. Those are placed to be as architecturally pleasing as possible. The HVAC system was based on a VRV system for heating and cooling at the rooms and common areas. Access was tight on the roof. A.O. Reed made the best use of space and access by providing pathways through our ductwork.

The underground parking took up two city blocks: two floors underneath Seabird, and 1 floor underneath Mission Pacific. The 235,000 square-foot parking garage takes place under the two hotels. In the garages, we installed supply and exhaust fans to removed carbon dioxide in the space.

The Seabird and Mission Pacific Hotel have created beautiful landmarks in the Oceanside beach community. A.O. Reed is proud to be a part of Oceanside’s development.
