CSU Fullerton Student Housing Phase V

CSU Fullerton is continuing to develop a new six-story residential building as part of its Phase 5 Student Housing Expansion. This 155,259-square-foot, design-build project will serve as a central hub for upper-division students seeking more accessible, convenient, and affordable on-campus living. The new building incorporates residential, business, and assembly space functions and will bring 512 additional beds to the CSU Fullerton campus.

 

The project includes a variety of unit types, adaptable and mobility units, two-bedroom apartments, studio Resident Advisor apartments, and a staff apartment. These spaces are designed to support a diverse student population. Complementing the residential spaces are office and mail areas, a market, and multiple lounge and study zones that strengthen student engagement and community. To further support campus life, the university requested the addition of a new food/market area. Integrating this feature required additional design and coordination while maintaining the project schedule.

 

A key component of the Phase 5 project is maintaining consistency with the mechanical systems used in previous housing phases. This was a priority for CSU Fullerton to streamline long-term maintenance. A.O. Reed’s mechanical scope installed Vertical Fan Coil Units, Rooftop Units, Exhaust Fans, Split Systems, and Heat Exchangers. The building is ventilated by DOAS units that supply outside air throughout the facility. Hydronic pumps will distribute heating, hot water, and chilled water to support the building’s heating and cooling needs. Vertical and horizontal fan coil units will condition the residential and assembly spaces, while split systems will cool the electrical and IDF rooms.

 

The plumbing scope installed heat exchangers to generate domestic hot water for the building and domestic water booster pumps to distribute hot and cold water to all residential areas. Dedicated water heaters will serve the RA unit and the market space.

 

This project is a continuation of the strong collaboration and teamwork developed during Phase 4. The opportunity to work with the same team has allowed for better coordination, efficiency, and delivery. A.O. Reed is proud to construct a project that will deliver modern, reliable, and student-focused housing for many years to come. This project is scheduled for completion and is ready for occupancy by Summer 2026.

This 170,000 square-foot, design-build project will host three ground-up buildings. A.O. Reed is constructing the buildings’ mechanical and plumbing systems. The buildings will provide 600 student beds, 3 staff rooms, graduate student apartments, lounges, recreation space, a multi-purpose room, and housing support functions.
