Breakthrough properties is converting an empty lot in Carmel Valley into one of the largest life science projects in San Diego. This 993,176 square-foot project includes four laboratory buildings and a parking structure on campus. This LEED Gold project will provide jobs and research opportunities for the life science community in San Diego.

 

A.O. Reed was brought on board as a design-assist partner. Our experienced team gave constructability input and background knowledge while designing the project. A.O. Reed is responsible for the mechanical systems for both shell and tenant improvements. On the HVAC side, we are installing piping and ductwork to support the HVAC and exhaust systems on the project. This will serve buildings A, B, C, D, and the parking structure. Mechanical systems on the project include HHW, CHW, CDW, refrigerant piping, supply air, and exhaust air. The mechanical equipment on the project consists of exhaust fans, jet fans, AHUs, chillers, cooling towers, and pumps. This also includes boilers, VRF condensing units, fan coil units, VAV boxes, heat exchangers, air-cooled condensing units, and phoenix valves.

 

A.O. Reed takes advantage to fabricate and assemble bathroom carriers within our Plumbing/Pipe Fitting Shop. From there, we transport the fabricated materials to the jobsite for installation. Our fabrication process ensures an easy installation and decreases crew members on-site. The plumbing systems are installed to support the kitchens, bathrooms, showrooms, rooftops, and terraces. The tenant improvement portion includes our team installing various systems, including domestic hot/cold water, industrial hot/cold water, natural, and RODI water. We installed various lab gases such as lab air, lab vacuum, argon, CO2, N2, and ultra-high pure N2. Special features of this project include installing a specialized liquid nitrogen system (LN2) that serves the lab spaces within Building C. This system contains specialized double-contained stainless-steel piping.
