Ballpark Village

A.O. Reed delivered the design-build mechanical scope for Ballpark Village, a 37-story high-rise apartment tower located next to Petco Park in downtown San Diego. The project includes 436 residential units, three levels of underground parking, and was constructed over three phases.

 

Positioned near public transportation and major attractions, Ballpark Village was designed to enhance downtown living while offering residents direct access to on-site amenities including two pools, restaurants, a fitness center, and retail spaces. The tower’s upper penthouse levels feature 360-degree views of the San Diego skyline and bayfront.

 

A.O. Reed’s mechanical scope featured a chilled water system connected to the downtown campus. The system includes three basement-level heat exchangers, 8 rooftop-mounted pumps, and gas boiler water heaters. Suites were conditioned using a 4-pipe fan coil system. Exhaust systems served restrooms, dryers, and general ventilation through individual suite fans while stairwells were pressurized via rooftop supply fans. Amenity spaces were delivered as cold shells for future tenant improvements.

 

The plumbing systems supported both the tower and parking garage. Key installations included sump pumps, grease and sand/oil interceptors, stormwater filters, and booster pumps. PEX piping was used in the suites for domestic hot and cold water to reduce costs and welded stainless steel piping replaced cast iron or storm drains 12 inches and larger due to its lighter weight and ease of installation. The project was completed in three phases, with early-stage systems carefully planned to support later construction, demonstrating the value of strategic coordination throughout.

 

Ballpark Village brings high-density housing to San Diego’s East Village while elevating the community with vibrant retail, dining, and lifestyle amenities designed for modern urban living. A.O. Reed is proud to have contributed to a project that adds long-term value to the downtown area through thoughtfully integrated housing, amenities, and infrastructure. Construction began in November 2015 and concluded in September 2018.
