IQHQ - Spec Suites TI
Originally constructing the district, A.O. Reed was invited back to the IQHQ Research and Development District (RaDD) to construct a spec suite as part of a tenant improvement project. This 13,575-square-foot, design-assist project transformed lab and office spaces into a move-in-ready environment designed to attract future tenants. The suite offers premium workspace accommodations with sweeping views of the USS Midway Museum and the Downtown San Diego waterfront.
Leveraging our extensive knowledge of the district, A.O. Reed successfully integrated the tenant improvements within the existing core and shell infrastructure. During AAMR testing, we worked closely with the project team to evaluate and address system capabilities, ensuring they aligned with the tenant improvement design requirements. As part of the mechanical scope, A.O. Reed provided and installed HVAC systems, including HHW/ CHW piping, supply & exhaust ductwork, fan coils, reheat coils, and lab air valves. The plumbing scope included installation of hot and cold domestic water systems serving restrooms, hot and cold non-potable water systems for laboratory sinks, compressed air piping, and laboratory vacuum piping connected to lab turrets.
One of the project's highlights was demonstrating the exceptional quality and performance of the HVAC and plumbing systems, earning positive feedback from the project team. Spec suites like this significantly shorten occupancy timelines and reduce move-in periods from several months to as little as 30 to 90 days. Designed to appeal to emerging biotech and medtech companies, venture-backed startups, professional services firms, or other prospective tenants. The suite features open collaborative areas, private offices, conference rooms, reception spaces, break rooms, and other turnkey amenities. In addition to its modern workspace offerings, the IQHQ RaDD campus is designed to LEED Gold standards, holds WiredScore Platinum certification, and provides access to outdoor terraces, retail, dining, fitness facilities, and convenient transit connections.
