A.O. Reed was invited back onto the IQHQ Research and Development District (RaDD) project to construct tenant improvement spaces for client success. A.O. Reed originally constructed 3 out of the 5 blocks on campus. This 1,100,000 square-foot project was intended to create a premier life science district. The mixed-use district includes laboratory & research space, offices, retail, restaurants, public parks, and event spaces. The district combines the new mixed-use buildings with traditional, iconic scenery that makes San Diego unique. The district is encompassed within Downtown San Diego, overlooking timeless skyscrapers and the patriotic waterfront with a picturesque view of the USS Midway Museum. Interestingly, this project was the largest private real estate development on the San Diego waterfront.
The district's drive is to entice the life science community to expand their presence into Downtown San Diego. With a space as elegant as this, J. Craig Venter Institute was the first major life science tenant to lease laboratories and office space for occupancy. A.O. Reed was brought on board as the mechanical contractor for this 25,758 square-foot, design-assist tenant improvement project. Part of the owner’s request was to run piping and ductwork seamlessly in the open OTS spaces. This design left our mechanical systems exposed and required perfect installation to meet the design criteria. A.O. Reed utilized our skilled craftsmanship to meet the owner’s requests efficiently.
Focusing on the mechanical scope, A.O. Reed installed HVAC systems, including HHW/ CHW piping, supply and exhaust ductwork, fan coils, reheat coils, and lab air valves. As for the plumbing scope, A.O. Reed installed hot & cold domestic water systems for restrooms, hot and cold non-potable water systems for lab sinks, compressed air piping, and lab vacuum piping that goes to the lab turrets. We also installed an air compressor skid and vacuum skid that will service Building 3A. Overall, the project required a high level of quality for our plumbing and HVAC system installations. A.O. Reed accomplished this task, and we received great feedback from the owner.
Relocating their West Coast headquarters and laboratory operations, JCVI will bring 100 researchers, scientists, and staff to the IQHQ campus. With this new space, JCVI plans to establish an advanced human genome sequencing facility, expand genomics research laboratories, and provide office/collaboration spaces for scientists. The tenant improvement project is expected to be completed by the end of Summer 2026.
