Mirador Therapeutics TI
Mirador Therapeutics is expanding! Located in Sorrento Valley, A.O. Reed was onboarded to construct mechanical and plumbing systems for the tenant improvement project. This 61,000 square-foot project is a design-assist endeavor. Building out the lab and office spaces, the team is constructing areas for Mirador Therapeutics to prosper and expand.
The project constructs state-of-the-art lab and office spaces to expand their resources. The plumbing scope installed lab sinks, an eyewash station, an electric hot water heater, and domestic cold & hot water piping. We also installed the following systems: compressed air, CO2, vacuum, DI water, and domestic hot and cold water. The HVAC scope installed HVAC terminals, linear diffusers, split systems, fans, air distribution, and fume hoods.
Mirador Therapeutics TI project was unique due to its quick turnaround. The schedule had one month for detailing and five months for construction. On top of that, the TI team had to work closely with the core and shell team, as both phases were worked on simultaneously. In the design phase, our BIM team worked step-by-step with the designers. Our team quickly modeled the systems as soon as the drawings were permitted. During the construction phase, we collaborated with the separate core & shell team to ensure installations were properly coordinated. A.O. Reed has the largest union manpower in San Diego for the plumbing, pipe fitting, and sheet metal trades. We had readily available detailers and field craftsmen that specialize in constructing laboratory facilities. Due to our skilled and available crew, manpower wasn’t an issue for the A.O. Reed team.
The project was completed in February 2025, meeting the strict schedule and budget. Mirador Therapeutics researches better ways to treat the patients’ needs from immune-mediated diseases. They develop drugs based on precision medicine, boosting areas in oncology. Their website states, “Mirador’s focus is on developing first-in-class or best-in-class precision medicines. To accelerate development, Mirador utilizes Mirador360™, its proprietary precision development engine that leverages recent breakthroughs in human genetics and cutting-edge data science (Science, 2024).” A.O.
